Which districts are cheapest right now?
Median gross rent per m² for flats to rent, from the listings of the last 30 days:
- Simmering: €18.9/m²
- Liesing: €19.2/m²
- Ottakring: €19.3/m²
- Rudolfsheim-Fünfhaus: €19.4/m²
- Penzing: €19.7/m²
And which are the most expensive?
For the same 60 m² you pay about €470 more a month in the most expensive district than in the cheapest. The highest asking rents right now:
- Innere Stadt: €26.7/m²
- Donaustadt: €25.4/m²
- Landstraße: €24.1/m²
What the numbers mean
We show the median: half of the listings are below it, half above. A few luxury flats barely move it. Rent always means gross rent including operating costs and VAT, the amount you actually transfer. All 23 districts with a map, price range and room counts are under rent by district.
A district only enters the ranking once at least 20 listings stand behind it; right now that is 23 of 23. Differences of a few cents per m² are chance, not a real order.
Why the official average rent is lower
According to Statistik Austria, Vienna households renting their main home paid an average of €10.6 per m² including operating costs in 2025. That is well below the rents in listings, and both are right.
The official figure averages every existing lease, including council flats, cooperative flats and contracts signed decades ago. Listings show what a flat that becomes free today costs. For your search, the second number is the one that counts.
Cheap and still quick into town
The cheaper districts are mostly further out. Many of them still have an U-Bahn: the U1 runs to Oberlaa in Favoriten, the U3 to Simmering and Ottakring, the U4 to Hütteldorf in Penzing, the U6 to Floridsdorf and to Siebenhirten in Liesing, and the U2 to Seestadt in Donaustadt.
A flat ten minutes' walk from an U-Bahn station in an outer district often gets you to the centre faster than one in an inner district without a good connection. Work out your commute to work or university before you look only at the price per m².
More ways to save
- Compare gross rent, not net rent: listings that show only the net rent look cheaper than they are.
- Check a specific listing with the rent check against its district and size.
- Watch the commission: since July 2023 the agent's fee for a rental is normally paid by whoever hired the agent, usually the landlord.
- With a fixed term, the rent of an old-building flat under the Richtwert system must be 25% below the unlimited rent.
- Council and cooperative flats are much cheaper but rarely on the portals. Council flats and part of the subsidised flats need a Wiener Wohn-Ticket.
