Rent check
Is this rent fair?
Enter district, size and gross rent. We compare with current listings in the same district (as of 27 October 2026).
Asking prices, gross, flats. Not a valuation or legal advice: for regulated Altbau rents (Richtwert) ask the Mietervereinigung or the Schlichtungsstelle.

Market rent or Richtwert: which applies to your flat?
The rent check compares with asking rents, meaning what the portals are asking right now. Whether a rent is legal is a different question: for many older flats, the tenancy law (MRG) caps the rent.
The Richtwert applies to flats in buildings built before 9 May 1945, if the lease was signed on or after 1 March 1994. In Vienna it has been €6.74 per m² since 1 April 2026. Surcharges and deductions come on top, such as the location surcharge (Lagezuschlag). Fixed-term leases must be 25% lower.
The Richtwert is a net rent without operating costs and VAT, while our figures are gross rents. For the legal question, the base rent (Hauptmietzins) in your contract is what counts. The City of Vienna's Richtwert check shows whether your building is covered; if your rent is too high, the Mieterhilfe advises for free. There are deadlines for a review, so ask early. Privately financed new builds usually have no such cap.

Questions about the rent check
How does the rent check work?
You enter the district, size and gross rent. We work out the rent per m² and compare it with the flat listings of the last 30 days in the same district: below the cheapest quarter it is cheap, up to the median it is usual, above that it is on the expensive side.
How many listings are the figures based on?
On 10,993 rental listings of the last 30 days from five portals (as of 27 October 2026), without duplicates. A district only gets a figure from 20 listings.
Gross rent or net rent?
Gross rent: net rent plus operating costs and VAT, the way most listings state it. Heating is only in it if the listing says so. If your contract shows only the net rent, add the operating costs, or it will look cheaper than it is.
