Terms of service

Last updated: 26 October 2026

This is a convenience translation; the German version prevails in case of doubt.

1. Provider and scope

1.1 The Telegram bot @flatdropbot and the website flatdrop.at (together "FlatDrop") are provided by Danylo Prokhorenko, Brigittenauer Lände 224-228, 1200 Vienna, Austria, contact@flatdrop.at ("we"). See the legal notice for details.

1.2 These terms apply to consumers and businesses using the bot. Mandatory consumer rights, in particular under the Austrian Consumer Protection Act (KSchG), remain unaffected.

2. The service

2.1 FlatDrop regularly retrieves publicly accessible listing pages of property portals (currently including willhaben.at, immobilienscout24.at, immowelt.at, immobilien.derstandard.at, wg-gesucht.de), matches them against your saved searches and notifies you on Telegram.

2.2 The service currently includes in particular instant alerts, photos, an AI fit score, red-flag warnings and AI-drafted application messages. The current features and quotas are shown in the bot.

2.3 FlatDrop is not an estate agent, landlord or portal. We do not log in to portals, do not contact advertisers and do not send messages on your behalf. You send any draft yourself.

3. Free of charge

3.1 Using FlatDrop is free. There is no subscription and no payment data.

3.2 We may introduce paid features in the future. We will announce this in the bot beforehand. You only ever pay if you actively buy something; purchases are then covered by additional terms shown to you before you buy.

3.3 Trials, promo codes and referral rewards are voluntary, carry no legal entitlement unless the bot says otherwise, and cannot be exchanged for money.

4. No guarantee for listings

4.1 Listings come from third parties. We do not guarantee that listings are complete, accurate, current or still available, nor that any particular listing will be found or reported in time. Portals may change their pages or restrict access, so individual sources may be unavailable at times.

4.2 We do not owe any particular result, in particular not the conclusion of a rental or purchase contract.

5. AI features

AI fit scores, red flags and application drafts are generated automatically by language models. They are non-binding aids, may be wrong or incomplete, and do not replace your own checks, a viewing or legal advice. Review every draft before sending it.

6. Account and your obligations

6.1 You need a Telegram account; there is no separate password. You must be at least 16 years old.

6.2 In particular you agree

  • not to query the bot automatically, overload it, or systematically extract and redistribute its content;
  • not to circumvent quotas via multiple accounts or abuse of referrals or promo codes;
  • to enter only truthful information about yourself in the applicant profile;
  • to use drafts lawfully (no deception, spam or harassment of advertisers);
  • not to send unlawful content through support.

6.3 Blocking

We may block access for breaches.

7. Liability

7.1 We are liable without limitation for intent and gross negligence and for personal injury. Otherwise our liability for property damage and financial loss caused by slight negligence is excluded (permitted under § 6(1)(9) KSchG). Mandatory statutory liability remains unaffected.

7.2 We are not liable for portal content and listings or for decisions you make based on alerts or AI output, unless we are at fault as described in 7.1.

8. Termination

You may stop using the bot at any time and delete your data with /deleteme. We may change the service or discontinue it with 30 days' notice, announced in the bot.

9. Changes to these terms

We announce material changes in the bot beforehand. If you do not agree, you can stop using the service at any time.

10. Governing law and jurisdiction

10.1 Austrian law applies, excluding conflict-of-law rules. For consumers this choice of law applies only insofar as it does not deprive them of the protection of mandatory provisions of their country of habitual residence (Art. 6 Rome I Regulation).

10.2 Place of jurisdiction for businesses is the competent court in Vienna. Consumers domiciled or habitually resident in Austria may only be sued there (§ 14 KSchG); otherwise statutory jurisdiction applies.

10.3 If any provision is invalid, the rest remains in effect.
