Asking prices, not contract rents
We count what listings ask for. Existing tenancies, council flats and cooperatives barely show up, so this is higher than official average rents.
Rent means gross rent
Net rent plus service charges and VAT, as the listing states it (Bruttomiete). Heating only if the landlord includes it. Listings giving only the net rent are left out rather than estimated.
Lots of new builds, higher median
Districts with a lot of new construction (Donaustadt with Seestadt and the Danube Flats, parts of Leopoldstadt and Favoriten) show higher asking rents: new builds are let at market rent, while older flats often fall under the Richtwert and are listed less. A high median there doesn't mean the whole district is expensive. Every district shows how many listings its figure comes from.
Median, not average
The price in the middle: half are cheaper, half pricier. One penthouse can't skew it.
Cleaned up
The same flat on two portals counts once. Under 3 or over 150 €/m² rent and under 200 or over 40,000 €/m² purchase are dropped. Prices cover listings online in the last 30 days.
At least 20 listings
A value only appears from 20 listings up. Below that we say "too few listings".
Totals only
The site only ever receives aggregated values. No addresses, no links, no names.

Log

  1. Collection starts in Vienna, five portals.
  2. ImmoScout24 and immowelt: newest listings first. Both are underrepresented in the first days.
  3. A nightly check of which listings went offline.
  4. New: prices by rooms, weekly trend per district, time online by price.

Still missing

  • Time online: appears once more than half of the watched listings are offline.
  • Weekdays compared: once the bot records on how many days it observed each weekday.
  • Reposts (the same flat listed again): being checked before we show numbers.
